The Building
Process:
Step 1: Getting Started
Which do you do first... Buy a block of land? Or
design a house?
Why not talk to one of our Home Building Consultants about our
designs. We can also help you find that perfect block of land to build your
dream home on.
When looking for suitable blocks of land, consider that flat blocks or gently sloping
are generally easier and cheaper to build on. Also check out what soil type it
is. A bad soil type can end up adding thousands of dollars extra to the cost of
your new home.
We really are here to help you get what you want. So, when talking to your
Home Building Consultant, we will discuss your needs, and find that perfect
house design to match with your dream.
Step 2: Getting Down to Business
Any one of Aspire Homes' plans can be modified to suit your specific
requirements.
Once you have settled on a plan that's right for you, your Home Building
Consultant will prepare a Preliminary Estimate, which includes your changes to
the standard designs, plus any site works required on your block.
Upon your approval of our Preliminary Estimate, we will prepare a Preliminary
Agreement. A fee paid at this stage is fully deductible from the final contract
price of your home. This fee covers the following requirements: Soil Testing,
Contour Survey, Wind Rating Assessment, Sewer Plan Assessment, Preparation of
your New Home Tender, Preparation of Contract Documents, Preparation of Full
Working Drawings.
Completion of these items allows Aspire Homes to fix the price of site works
on your block.
Step 3: Pre Contract Check
With all your changes finalised and formally documented, and associated
prices fixed (including the price of site works), Aspire Homes will issue a New
Home Tender.
Your New Home Tender provides you with an opportunity to check that all your
requests have been included before you proceed to signing a contract. Your Home
Building Consultant will go over the tender with you and address any questions
or concerns you may have.
Step 4: The Contract
Once you are happy with the detail and have accepted the New Home Tender,
your Home Building Consultant will order the contract and working drawings.
These documents will require your signature and will be countersigned by us
before the original set is returned to you for your records.
If you are arranging finance, Aspire Homes will send you all the necessary
documents (including a copy of your contract and plans) for you to forward onto
your lending authority so they can prepare an 'Authority to Commence
Construction' letter, one of the important documents that Aspire Homes needs to
commence construction on your new home.
Step 5: Building & Plumbing Approvals
Aspire Homes will commence building and plumbing applications for your new
home once your contract has been signed, and the balance of the 5% deposit has
been paid in accordance with your contract.
These applications cover all aspects of your new home. As you can appreciate,
building a new home from scratch is a complex project, and there are many things
that need to be considered.
You, and your lender, will be notified once Aspire Homes has received your
building and plumbing approvals.
Step 6: Choosing Colour Schemes
One of the best things about building your new home is that you get to choose
the colours, fittings and fixtures that reflect your personality, needs and
tastes. We'll let you know where you can go to view samples and products to help
make your decisions.
Once you have decided on your finishes, you'll meet with our Finishes
Consultant to formally finalise your final selections
Step 7: Construction Begins
The construction of your new home can commence once we receive all the
necessary documentation, including your building and plumbing approvals, and
details of your finishes. We will also require an 'Authority to Commence
Construction' letter from your lender (if you are obtaining finance). These
documents give Aspire Homes the green light to start construction of your new
home.
At this time, you will meet onsite with your Construction Supervisor, who
will be your point of contract during the construction of your new home. Any
questions you have will be gladly answered by the Building Supervisor during
this time.
Step 8: Handover Time!
Handover happens when you finally get the keys to your new home. This is a
very happy and exciting time! This is when your dreams become reality!
When all works are completed, you will be invited to attend a final
walkthrough of your new home with the Building Supervisor. Together, you will
inspect your new home and discuss any items that may need addressing before you
move in.
Once your happy, and all monies have been paid, your Building Supervisor will
present you with the keys to your new home and you can celebrate!
Step 9: Settling into Your New Home
You can rest assured that Aspire Homes' great service will continue long
after construction of your house is completed. We are committed to helping
you settle into your new home and to make this process a happy and enjoyable one
for you.
We will provide you a maintenance service for the first 6 months after
handover. During this time, all you need to do is record any items you feel
require attention, and we will inspect and address these items at the end of the
first 6 months in your new home.
